Why it matters

Most problems with Thai property are visible before the money moves.

A title that cannot legally be transferred. Land with an access road that belongs to a neighbour. A villa built outside its permit. A company structure that will not survive the next inspection. None of this is exotic, and all of it is findable in advance.

We check the property, the seller and the structure of the deal, then tell you plainly whether to proceed, what to renegotiate and what to walk away from.

What you receive

A report, not a disclaimer.

A written report in English, with the title documents attached, every risk explained in plain language, a practical recommendation for each one, and the name of the lawyer who signed it.

Typical turnaround: 5 to 10 working days, depending on the Land Office and the type of property.

Review

Title deed, chain of ownership, the seller and, where a company is involved, its documents and shareholders.

Verify

Land Office records, land category and zoning, encumbrances, mortgages, servitudes, building and business permits.

Assess

Legal and commercial risk, access and utilities, foreign ownership limits, tax exposure on the transfer.

4

Report

A written report with findings, risks, mitigation options and a clear recommendation.

5

Close

Contract wording, deposit protection, negotiation support and attendance at the Land Office on transfer day.

What we check

The list we work through, every time.

Title and ownership

Deed type and whether it can be transferred, chain of title, boundaries and survey, co-owner and spousal consents.

Land Office status

Official records, mortgages, liens, court orders, servitudes, registered leases and any pending registration.

Zoning and permits

Land category and colour zone, building permit against what is actually built, hotel or rental licences where relevant.

Access and utilities

Legal access to a public road, water, electricity and drainage, and who owns the road you will drive on.

Foreign ownership

Condominium foreign quota, lease structures, company structures and whether they stand up to current enforcement.

Seller and counterparty

Identity and authority to sell, corporate standing, outstanding debts or disputes attached to the property.

Contract and deposit

Terms, penalties, deposit protection, conditions precedent and what happens if the seller fails to perform.

Tax and transfer costs

Transfer fee, specific business tax, withholding tax, stamp duty, and who pays what by agreement.

Developer projects

Licences, land ownership by the developer, escrow and guarantees, construction progress against the payment schedule.

Fees

A fixed fee, agreed before we start.

Due diligence is quoted as a fixed fee by property type, so you know the cost before you commit. If the matter turns out to be unusually complex, we tell you before doing the extra work, not after.
